How do I pay rent?

You can mail your payments to our office. The address is 7343 Ronson Road Ste F San Diego CA 92111. There is a mail slot in the door so you can drop off your rent anytime.

Can I pay rent online with direct deposits?

Currently we are in the process of setting that up. Once it is setup we will email all the tenants with the instructions on using electronic payments.

When is rent considered late?

The rent is due on the 1st of the month and is late if not received by 5:00PM on the 3rd day and it will be subject to a late fee.

What is the fee if rent is late?

The late fee is 7% of the monthly rental amount.

How do I give official move-out notice?

How do I submit a maintenance request?

Is the owner responsible for minor pest control?

No. Per the lease agreement, “Tenant is responsible for any minor pest control service, including but not limited to ants, flees, bees, spiders, gophers, etc.”

Is the owner responsible for replacing light bulbs?

The tenants are responsible for replacing any bulbs that have burned out. If you feel you cannot replace them yourself we can have a maintenance man replace the bulbs and you will be billed for the labor and material used.

How do you handle after hours emergencies?

If you have an after-hours emergency call our mail number 858-627-9320 and follow the instructions. If you are having a water leak shut the water off at the unit or the main. If you have a gas leak call San Diego Gas and Electric directly.

What if the owner decides to sell the property?

If the owner decides to sell the property and you have a lease you do not have to move till you lease expires. If you are on a month to month then you will receive a 60 day notice to move. You can during that time give us a 30 day notice if you are planning on moving prior to the 60 day period.
